   "Prosper where you are planted" and "home is where the military sends you" are two military quotes that many of us can relate to.  Moves are never easy. . . from the transportation of kids and pets cross-country, a new neighborhood, finding new doctors, going days or weeks without household goods, its a common occurrence for those of us in the military.  If you are not moving into base housing, then locating a property and timing it to work for your PCS is another added challenge.

Since our team has personally experienced military living, we understand what is needed to make your move a stress-free and successful experience. 

If you are planning to rent, typically a one month window from beginning of search to application is appropriate for our area in busier moving months.  We will match your monthly rental budget and assignment location to an automated property search to get you started.  Once you arrive in the area, your wish-list properties can be visited in person and an application to rent can be completed. 

 

 Rental applications require the following documents:

-completed 4 page NVAR application unless otherwise stated

-proof of income

-copy of LES/military orders

-valid photo ID

-renters insurance upon acceptance

Buying a property in Northern Virginia and the DC area is 34% cheaper than renting.  Should you be interested in purchasing a property, that process can begin online with us.  A lender preapproval for a loan and military orders to show pending occupancy will be required to write on a property.  Contract to settlement is usually 45 days.  VA Loan Eligibility and contacting a reputable lender is the best first step.  Please ask us about our preferred local lender list thru various companies.

                                                            BASE LOCATIONS

Home to the Headquarters of the AF District of Washington and the 11th Wing is Joint Base Anacostia-Bolling, located 3 miles south of downtown. 

Located in Maryland, 11 miles southeast of Washington DC is Andrews Air Force Base, home to the Air Force's 79th Medical Wing, 89 Airlift Wing, 316th Wing and Air Force One. 

Joint Base Myer-Henderson Hall is Army and consists of Fort Myer (next to Arlington National Cemetary) and Fort McNair (south of the SW Waterfront in DC).  Going back as far as the Civil War, these sites are filled with over 200 years in history. 

Off Route 1, just north of Lorton and south of the Mount Vernon/Alexandria area, is Fort Belvoir.  Home to Army major command headquarters, Army Reserve, National Guard just to name a few.  The base also has wonderful amenities such as a large PX, Commissary, and brand new state-of-the-art medical facility and hospital. 

Quantico Marine Base, located roughly 36 miles south of Washington DC and by Triangle, Virginia.  Many assigned here go for Marine training as well as Corps Combat Development Command. 

Across the Potomac River from Washington DC and consisting of over 6 million square feet of floor space, this five-sided building is known as the Pentagon.  Headquarters to the US Department of Defense and a symbol for America's strength, it employs roughly 23,000 military and government employees. 

Naval information can be located on the Naval District Washington homepage.  Encompassing over 4000 square miles, areas range from Maryland to Virginia.  Several installations are mentioned, this is great resource. 

 

 

OTHER MILITARY AND GOVERNMENT INSTALLATIONS AND MILITARY SCHOOLS

Located at 7500 GEOINT Drive in Springfield, close to I-95/Fairfax County Parkway, is the National Geospatial-Intelligence Agency or NGA as its commonly known.  This unique architectural facility is home to nearly two-thirds of our nation's source for geospatial intelligence.  Other employees work from nearby Fort Belvoir.  This building is not open to the public and not available for tours. 

Many military employees pcs into the area for further schooling.  Established in 1976, the National Defense University (NDU) purpose is  "Educating, Developing, and Inspiring National Security Leaders" and is a premier national security institution. 

Additional schooling can be completed thru the National Intelligence University in several campus locations in our area:  NGA Fort Belvoir, Quantico Marine Base, College Park in Maryland, or Main Campus DIA Headquarters in Washington DC.  Other outside locations are in the UK and MacDill AFB in Florida.  Enrollment for the 2014-2015 year was roughly 735 students, degrees can be earned in:  Bachelor of Science Intelligence, Master of Science of Strategic Intelligence, and Master of Science and Technology Intelligence. 

Develop. Acquire. Launch. Operate.  Welcome to the NRO or National Reconnaissance Office with its headquarters located in Chantilly, Virginia.  They are the United States eyes and ears in space.
